Running toilets & phantom flushes

A toilet that refills every 15 minutes is leaking water from tank to bowl past a worn flapper or flush-valve seal. We replace the fill valve, flapper, and tank-to-bowl gasket as a set — it costs barely more than the parts alone and eliminates the second service call when the next worn part fails.

Leaks at the base

Water seeping from the bowl base usually means a failed wax ring or a flange below the finished floor. We pull the toilet, inspect and replace the flange or install a spacer kit, re-seat with a urethane wax-free seal, and re-bolt with stainless closet bolts. No re-caulking over a leak to hide it.

Weak flush & recurring clogs

A bowl that requires two flushes usually has scale buildup in the rim jets and siphon-jet hole, not a clog. We descale the trapway, check the flush-valve seal, and verify the fill level. If the clog truly is downstream, we'll auger it or run a camera before quoting a drain-cleaning visit.

Is it worth repairing an old toilet or should I replace it?

If the porcelain is intact and the toilet is post-1994 (1.6 gpf or lower), a $50 rebuild kit will give you another 10+ years. If it's a pre-1994 high-volume toilet or the porcelain is cracked or stained beyond cleaning, replacement is the better value.

My toilet rocks. Is that dangerous?

Yes — a rocking toilet eventually breaks the wax seal and leaks sewer gas and water under the floor, rotting the subfloor. It's a same-day fix: we pull the toilet, shim the base, and re-set with a proper seal.

Are you licensed, bonded and insured?

Do you give upfront pricing?

Do you require money down?

No deposit on standard service calls. On larger projects (repipes, sewer replacements, gas line installs) we phase work into progress payments tied to city inspection milestones — you never pay ahead of completed work.
